Frequently asked

Clear answers, before you book.

The questions clients most often ask before scheduling their inspection. Have something else on your mind? Call directly — Gio answers.

What does a home inspection include?

A complete inspection covers every accessible system in the home — roof, attic, structure, foundation, electrical, plumbing, HVAC, water heater, interior surfaces, exterior, grading, drainage, doors, windows, and trim. Each system is examined methodically and documented with photos and clear observations.

How long does an inspection take?

Most single-family inspections take between two and three hours on-site, depending on the size and age of the home. Larger properties or older homes with complex systems may take longer. The time is taken patiently — never rushed — because the inspection only happens once.

Do you provide same-day reports?

Yes. Every inspection includes a complete written report with photos, observations, and prioritized findings, delivered the same day as your inspection. The goal is to keep your timeline moving — and to give you what you need to make a confident decision quickly.

Should I attend the inspection?

You're welcome and encouraged to attend, especially the final walkthrough. Seeing the home through the inspector's eyes — and asking questions in real time — is one of the most valuable parts of the experience. If your schedule doesn't allow it, the written report and follow-up conversation will cover everything you need to know.

How quickly can you schedule an inspection?

Most inspections are confirmed within hours of your request and completed within forty-eight hours. Real estate timelines move quickly — scheduling does too.

Do you inspect older homes in Metro Detroit?

Yes — and frequently. Older homes are a specialty of the practice. The neighborhoods of Metro Detroit include some of the region's most architecturally interesting and mechanically complex housing stock, and they reward a patient, methodical inspector who knows what to look for.

Are you certified and insured?

Yes. Metro Detroit Home Inspector LLC is fully certified in the State of Michigan and carries professional insurance. Documentation is available on request.

What does an inspection cost?

Pricing depends on the size, age, and type of property. Quotes are provided directly — and quickly — when you call or request an inspection through the form. Every quote is straightforward, with no add-ons disguised as line items.

What areas do you serve?

Metro Detroit Home Inspector LLC serves Oakland, Macomb, and Wayne Counties — including Troy, Sterling Heights, Rochester Hills, Warren, Shelby Township, Royal Oak, Birmingham, Bloomfield Hills, Detroit, and surrounding communities.
